Once you’ve created an owner account on Tripadvisor, you’ll be able to publish your holiday rental listing. Here’s a guide to the steps you need to follow to publish your ad and start generating new bookings.

How to list my property on Tripadvisor?

The Tripadvisor platform is an additional booking channel for rental owners. Below you’ll find all the steps you need to take to create your listing on Tripadvisor.

First, log into your Tripadvisor owner space and click on “My listings“. Then click the “add a listing” button. Let us guide you through the rest!

1. Location

In this first step, you’ll need to share the address of your short-term rental. This is necessary to enable Tripadvisor to place a marker on a map to help potential travelers locate your property.

The marker is not only important because travelers can both find your rental after their search or directly via on the map.

2. Property details

In this second step, you’ll be able to focus on the key information about your property and its facilities, in an effort to stand out from the other vacation rental listings on the site.

  • Essential information: Here you’ll indicate the maximum number of travelers, the number of bedrooms and bathrooms, and the type of property you’re offering for rent.
  • Tourist license: enter your registration number here if your short-term rental is located in a city that requires it.
  • Amenities: what will your tenants find in your short-term rental? Tick the boxes here for the amenities that feature in your property and try not to forget anything, especially those that set you apart from the competition. Indeed, travelers can also find you by doing a filter search.
  • Property description: for this exercise, give free rein to your inspiration and let your talent shine through. Create an attractive and unique description to make potential travelers want to book with you. If writing isn’t your forte, you can use ChatGPT.

3. Prices, taxes, and fees

As you know, setting the right price for a night’s stay will influence the success of your vacation rental. It’s essential to offer your future guests a fair price. In case you have no idea how to go about this, Tripadvisor offers some price recommendations to give you a head start. Note that the currency you choose will be the one in which you receive your payments.

In this third step, you’ll have the opportunity to define your base rates as well as seasonal rates.

  • For the prime rate, this is the price that will be displayed automatically for all the dates in your calendar if you don’t define seasonal rates.
  • Seasonal rates can be defined for different scenarios, such as weekends, high season, public holidays and major events.

Taxes and charges: add here, for example, the tourist tax charged in certain cities, or your cleaning charges if you take them out.

4. Booking policies

In this fourth step, you can define all your booking conditions, such as :

  • Payment options for your guests: one-off payment or deposit and balance
  • Cancellation conditions and proposed refund
  • Rental contract: you can use Tripadvisor’s contract or insert your own
  • Security deposit
  • House rules

5. Photos

In this fifth step, we’re going to focus on visuals. Photos of your vacation rental and its surroundings are the best way to seduce your future guests. Upload your best high-quality photos to showcase your property’s assets and charm.

6. Payout settings

In this sixth step, enter the information required to receive your Tripadvisor payments:

  • Bank transfer possible for banks with physical branches (not available for 100% of online banks)
  • Payment via PayPal

7. Publish your listing

In this last step, you’ll be able to verify all your information. Once your e-mail address and phone number have been verified (if they haven’t already), you’ll be able to post your ad on Tripadvisor Rentals and other group sites: Holiday Lettings, FlipKey, Niumba, HouseTrip and Vacation Home Rentals.

It can take up to 48 hours for your listing to appear online.

What does a vacation rental ad on Tripavisor look like?

As on many vacation rental platforms, the ad page includes a wealth of descriptive information to give future guests a clear idea of your proposition:

  • A photo gallery
  • Booking information: dates of stay and price
  • Overview: maximum number of guests, number of bedrooms/bathrooms, minimum length of stay
  • Vacation rental description
  • House rules
  • Owner’s ID card / profile: Tripadvisor member since, languages spoken, response rate and time, personal text
  • Reviews section: Here, positive and negative reviews sometimes intersect to give an overview of the different experiences travelers have had in the rental.
