Smoobu Insights 2026: What Data from Over 200,000 Bookings Reveals
The short-term rental market is constantly evolving. Despite economic uncertainty, travel demand remained strong in 2025. However, guest behavior has changed: more last-minute bookings, greater focus on value for money, and an increasingly central role for technology in travel planning.
To better identify and understand these changes, we analyzed over 200,000 bookings received in 2025 from 500 top Smoobu hosts*, complementing our internal data with industry research from organizations such as Oxford Economics, EU Travel Tech, Booking.com, and AirDNA.
What Smoobu Insights 2026 reveals about the short-term rental market
The result of this analysis is โ Smoobu Insights 2026 โ Keys to Success for Hosts: Quality, Value and Professional Management โ, a report that offers a comprehensive overview of the trends that are redefining the short-term rental market.
The data show a resilient yet more competitive and complex industry. Guests continue to travel, but they're booking differently: they're comparing more options, seeking authentic experiences, and making decisions ever closer to their departure date.
In the following paragraphs, we analyze some of the most relevant trends for 2026 that emerged from the report and what they mean in concrete terms for those who manage non-hotel accommodations (vacation homes, bed & breakfasts, guest houses, etc.).
Tourism remains resilient, but guests are more value-conscious
Despite the economic uncertainty that has characterized 2025, tourism in Europe continues to prove surprisingly resilient: exploring new destinations and enjoying unique experiences remain priorities.
Travel demand continues to grow in Europe
According to data cited in the report, overnight stays booked on platforms such as Airbnb, Booking.com, and Expedia grew by 17.8% in the second quarter and by 8.7% in the third quarter compared with the previous year (Eurostat). This trend indicates that, even in a challenging economic environment, the desire to travel remains high.
In 2026, travelers are looking for the best value for money
At the same time, however, guest behavior is changing. More and more travelers are actively comparing options before booking and carefully evaluating the balance among price, quality, and experience. It's not simply about finding the cheapest accommodation, but choosing the one that offers the best perceived value.
This trend is also confirmed by industry research: 50% of travellers prefer more economically accessible destinations, a sign that holiday cost has become one of the main factors in booking decisions (Oxford Economics).
For vacation rental hosts, this means their strategy shouldn't focus solely on discounts and promotions. In 2026, it will be increasingly important to clearly communicate the value of the experience offered. In a market where options are numerous and easily comparable, those who can demonstrate why their accommodation is truly worthwhile make the difference.
Last-minute bookings are changing guest behavior
One of the most obvious changes emerging from the report concerns the timing of guests' booking decisions. In recent years, the booking window has shortened, and last-minute bookings are no longer an exception, but an increasingly central part of tourism demand.
Over 41% of bookings are made within a week of check-in
Smoobu's internal data shows that in 2025, 41.7% of top hosts' bookings were made within 7 days of check-in, up from 35.8% in 2024. In other words, today almost one in two bookings takes place close to the arrival date.
Advance bookings are decreasing
At the same time, bookings made far in advance are decreasing. Bookings made more than 31 days in advance have fallen from 36.8% to 33.5%, suggesting that many travelers prefer to wait before making a final decision.
This change is partly linked to the economic context: guests still want to travel, but they plan more carefully, compare more options, and look for attractive deals even at the last minute.
The seasonality of tourism is becoming more flexible
Tourism's seasonality is also becoming more flexible. Data presented in Smoobu Insights 2026 indicates a redistribution of demand throughout the year.

Guests are increasingly looking for authentic experiences
Travel has changed dramatically in recent years. More and more people choose a destination not just for the place itself, but for the experiences they can enjoy while there. Travel thus becomes an opportunity to discover new cultures, focus on personal well-being, and experience meaningful moments.
Experiences matter more than the destination.
According to EU Travel Tech, 70% of travelers say experiences, rather than destination or price, are the main reason they travel. This means that accommodation choices are increasingly tied to what guests can do and discover during their stay.
Local culture, nature, and gastronomy guide travel decisions
Oxford Economics research confirms this trend. Today:
- 50% of travelers are more interested in trying local food and drinks than they were two years ago.
- 41% want deeper cultural immersion and greater contact with the local community.
- 48% show growing interest in experiences that involve contact with nature.
For vacation rental hosts, this trend represents a significant opportunity. Beyond offering comfortable accommodations, more and more hosts are enhancing the overall experience of their guests' stay, for example, by suggesting local activities, collaborating with local businesses, or sharing authentic tips on restaurants, nature trails, and cultural events.
Artificial intelligence is changing the way we plan trips
Travel planning is becoming increasingly digital, fast, and personalized. Today, many travelers no longer limit themselves to manually searching for accommodations and destinations but instead use advanced digital tools (increasingly powered by artificial intelligence) to generate ideas, compare options, and organize their itineraries.
More and more travelers are using AI to organize trips
According to Booking.com, 50% of travelers plan to use AI tools to plan their trips. From destination research to accommodation recommendations, AI is becoming an increasingly important part of the decision-making process.
At the same time, travel planning is increasingly mobile-first. Travelers expect to search for information, compare options, and book directly on their smartphones.
Digital customization becomes a decisive factor
Another key element is personalization. Travelers expect more relevant search results and suggestions tailored to their preferences.
But what can vacation rental hosts do to maximize their digital presence? Find out in Smoobu Insights 2026.
A more competitive market requires increasingly professional hosts
The short-term rental market continues to grow across Europe, but with this growth comes increasing competition. According to data from AirDNA's European Review, there are now over 4 million active short-term rental listings in Europe, making the sector increasingly competitive for vacation rental managers.
Professionalism and quality become a competitive advantage
In this context, standing out no longer depends solely on location or price. Increasingly, the quality of the experience and professional management are what make the difference between a listing that gets bookings and one that remains invisible.
Guests expect clear standards: prompt communication, easy-to-find information, accurate descriptions, and a stay that truly matches the listing's promise. Reliability, consistency, and attention to the overall experience directly influence reviews, visibility on platforms, and occupancy rates.
Professionalization, therefore, isn't necessarily about portfolio size. Even hosts with just a few properties can achieve excellent results by adopting structured processes, digital tools, and meticulous management of the guest experience. In an increasingly crowded market, these elements become a real competitive advantage.
What these trends mean for hosts in 2026
The trends analyzed reveal a still dynamic, yet increasingly competitive, short-term rental market. Guests continue to travel, but they're booking differently: they're comparing more options, seeking authentic experiences, and making decisions ever closer to their departure date.
For those who manage a vacation rental, bed & breakfast, or guesthouse, this means adapting their strategy. Flexible pricing, a quality experience, and an effective digital presence are becoming increasingly important elements in capturing demand.
At the same time, many hosts are rethinking how they manage visibility, booking distribution, and guest relationships.
But which strategies really work today? In the Smoobu Insights 2026 report, we analyzed data from top hosts and identified five key strategies that are helping many accommodations increase visibility, bookings, and profitability.
5 Strategies for Vacation Rental Success in 2026
1. Win over OTAs with a visibility strategy
OTAs remain one of the main channels for attracting new guests. However, visibility on these platforms increasingly depends on the strategic use of their tools: targeted promotions, mobile booking offers, and flexible rates can improve search rankings and increase conversions.
๐ In this report, we explore how top hosts are using these levers to increase visibility and bookings.
Keywords: OTA, online visibility, OTA ranking, last-minute promotions, mobile offers
2. Create a scalable quality system
Positive reviews, clear communication, and a consistent experience are key elements for visibility on platforms. Top hosts constantly monitor key indicators and use processes and tools that allow them to maintain high standards even as bookings grow.
๐ In the report, we explain how to structure a quality system that improves reviews and online reputation.
Keywords: Quality of experience, guest reviews, review management, guest communication, online reputation
3. Strengthen direct bookings and brands
OTAs generate demand and visibility, but a direct channel allows for greater control over pricing, margins, and guest relationships. More and more hosts are therefore investing in their own direct-booking sites and building recognizable brands.
๐ In this report, we analyze the strategies used by top hosts to increase direct bookings.
Keywords: Direct booking, vacation rental website, vacation rental brand, guest loyalty
4. Optimize prices, costs, and revenues
In 2026, pricing can no longer be static. Top hosts are constantly monitoring demand and using dynamic pricing tools to adapt rates to the market, reduce unsold nights, and maximize revenue.
๐ In the report, we look at how to apply intelligent pricing strategies to improve profitability.
Keywords: Dynamic pricing, vacation rental pricing, revenue management, revenue optimization, pricing strategy
5. Simplify regulatory compliance
Short-term rental regulations are becoming increasingly complex in many European countries. For hosts, managing guest registration and tax compliance in an organized manner is becoming increasingly important.
๐ In this report, we explore how to simplify regulatory management without increasing the administrative burden.
